ZIG'S PROPERTY DEVELOPMENT is transition of our Polish company Dom Romanow – Real Estate and Construction (Romanow’s House) which was operating from capital of Lower Silesia – Wroclaw (W.Pola street No 70; 51-123 Wrocław) in years 1999 – 2004.
Mortgages in Poland
If you will need mortgage to buy property in Poland , you will have to remember that:

All loans may be available on case-by-case basis.

Interest only loans are not popular.

Non-status/self certification mortgages are not available.

Letting scheme mortgage was just introduced by WBK SA for 30 years period but you will need proof of other income as well to back up your rental income.

100% value of the property mortgage may be available but only for some types of the properties,

100% value of the property mortgage may be available but only for some types of the properties, especially for properties purchased on secondary market and mainly available for higher earners and easier to obtain for employed clients – preferred proof of income by Polish banks unless you can prove higher income, usually, over £ 100.000 per annum for min. last two years as a Self Employed.

Generally: loan must not exceed 50% of valuation or purchase price (whichever is lower) if Self-Employed or 70 - 80% (depends of the bank and type of property) if Employed or less than a 25% for Shareholder.

Proof of income required in most of the cases: Earned Income, Pension, Investment or Rental Income - however the Lender may not take for consideration all or part of these Incomes when determining the maximum loan available.

Currency: CHF, USD, Euro, GBP or PLN (depends of the bank and property type)

The best bank for farmers and land investors: BGŻ - you can leaverage your agricultural land (up to 65%) for other purposes but bank takes for consideration average agricultural land estimate for the province not market value - it might not work for you, after all, if your property is close to major town. You can use this bank for credit with EU subsidy or projects with returns backed by EU.
Investment warning: It is more difficult to obtain credit in currency other than PLN from July 2006, most likely you will need at least 20 - 30% of your own money to apply for it, especially after credit crunch.
Alternatively we recommend our service to help form syndicates for purpose of investing in Polish properties on the share basis with people who would like to do the same.
