Mortgages in Poland

If you will need mortgage to buy property in Poland , you will have to remember that:
  • All loans may be available on case-by-case basis.
  • Interest only loans are not popular.
  • Non-status/self certification mortgages are not available.
  • Letting scheme mortgage was just introduced by WBK SA for 30 years period but you will need proof of other income as well to back up your rental income.
  • 100% value of the property mortgage may be available but only for some types of the properties,

Joining EU is a steady process which is bringing huge monies to the country, there are few other close dates next few years which you shouldn’t miss: expire treaty which makes difficult (but not impossible) for foreigners to buy some type of property, especially bigger area of land (which will bring heavy German investment); next one will be: joining same currency - euro . From 1st of January 2008 the 7% of vat rate for new build properties will increase to 22% - that will raise value of the older properties as well on the top of avarage 10% -30% per year in some areas of Poland and for some types of properties. Any one of these factors will bring an upraise of the property prices. Don’t forget cheap labour factor, which won’t last for decades because salaries are rising slowly every month - you can use it for your advantage ( professional bricklayer makes about 2000 zloty per month, which is about 340 pound / month, on another hand some of IT professionals, financial services professionals and upper management of bigger companies receiving similar salaries as in GB - that’s where your prospective local buyers and tenants are for more expensive property - there is a lack of the luxury apartments).
